All kidding aside, open houses can be a great tool for helping you sell your home and our agents are some of the best in the business at promoting, hosting, and executing open houses effectively. Here are a few tips for hosting a successful open house.
Before the Open House
First things first, you need to advertise, and this is something that we can especially help with. It is important to get the news out everywhere you can. We will use Pointe Realty Group’s social media, (Facebook, Twitter, Instagram) as well as our agent’s personal accounts to start spreading the word. We we list it under the “News & Blog” section of our website and do a dedicated newsletter to our list. We will help copyright for you and create a colorful descriptive ad that can be used in multiple places.
Next, you need to make sure the house is in tip-top shape. Clean, clean, and then clean again! Remove personal items as best you can so that potential homebuyers can visualize themselves living there. Get rid of the clutter, especially on kitchen counters! You want people to see the home’s features so it is best not to have them covered. It might be a good idea to have your home staged if this is in your budget. The Day Of
It’s finally the big day! What do you do? We will come put out signs and balloons to draw in new people as well as let others know they are in the right spot. It is a good idea to give your neighbors a heads up that you are having an open house and ask them not to park in front of your house if that is possible. You should also remove your cars from the driveway or the front of the house. Open all the drapes, blinds, window coverings, to let in lots of natural light. Also, turn on every lamp and overhead fixture as well. Serve refreshments or snacks but nothing that gives off a strong odor. On the topic of odors, do not use air freshener. Many people are allergic to synthetic odors. If you have any pets, do not have them at the home during the open house.
We will also have handouts available for potential homebuyers that are filled with quality photos, key points, unique home features, financing options, etc.
After the Open House
Hopefully, we will have a buyer! If not, we will compile the feedback that we heard and discuss it with you to figure out our next steps to get your home sold.
